BUILDING IN DEHRADUN
Before Building Your House, Let's Understand Your Plot
Every plot in Dehradun is different.
A plot in Dalanwala or Vasant Vihar may have houses on both sides, limited parking space and less room to keep construction materials.
A plot near Raipur or Sahastradhara may have uneven land, a slope or a difference between the road level and plot level.
Even two nearby plots may need different construction plans.
Before starting work, it is important to check a few things.
Plot Level & Foundation
Is your plot higher or lower than the road? Does it need filling or cutting? What type of foundation will be suitable? The answers depend on the actual ground conditions and building design. These should be checked before foundation work begins.
Parking, Rooms & Open Space
A good house plan should make daily life comfortable. Think about car parking, sunlight, ventilation, stairs, water tanks and enough space for your family. If you want to build another floor in the future, tell the engineer during the planning stage.
Rainwater & Drainage
Dehradun receives heavy monsoon rain. Water should not collect around the foundation or flow into the house. Proper plot levels, roof-water pipes and drainage need to be planned from the beginning. MSD helps you understand these points before construction starts.
HOW WE WORK
What Do You Want to Build in Dehradun?
Whether you have a small residential plot or land for a larger house, the right plan depends on how you want to use the property.

New House & Kothi Construction
Building a home for your family? We help with house plans, structural design, foundation, RCC work, brickwork, plaster, flooring and finishing. You can discuss the number of rooms, parking, kitchen size, puja room, balconies and other family needs before work begins.

Modern Villas
If you want a modern villa, we can help plan larger rooms, open living spaces, balconies, attractive front elevations and outdoor areas. The design should look good but also work well for your plot and budget.

Additional Floors & Rental Houses
Some families want a separate floor for their children or rooms to rent out. Such work needs proper planning for stairs, entrances, parking, water supply and electrical connections. If you want to add a floor to an existing building, its structure must be checked first.

Shops & Commercial Buildings
We also support suitable commercial building projects, including shops, offices and other business spaces. The design and construction plan will depend on the property, business needs and required approvals.
Renovation
Your Old House May Still Have a Lot of Life Left
Many families in Dehradun have houses built years ago. The house may still be useful, but the rooms, kitchen or bathrooms no longer meet the family’s needs.

LOCAL SITE WORK
From Foundation to Finishing, Every Stage Matters
A building is not made strong only by using expensive cement or steel. Correct planning, good materials and proper site work are equally important.
Foundation & RCC Work
Foundation work starts after checking the site and finalising the structural design. RCC stands for reinforced cement concrete. It is commonly used for columns, beams, slabs and other structural parts of a building. The engineer decides the required sizes and steel reinforcement, commonly called sariya, according to the design.
Shuttering, Steel & Concrete
Shuttering is the temporary support used to hold wet concrete in shape. Correct placement of sariya, shuttering, concrete mixing and curing are important parts of RCC construction. Curing means keeping the concrete properly moist for the required time so it can develop strength.
Brickwork, Plaster & Finishing
After the main structure, work moves towards walls, plaster, plumbing, electrical fitting, waterproofing, tiles, paint and other finishing jobs. Good coordination between the mistri, plumber, electrician and site supervisor helps avoid unnecessary breaking and rework later. MSD works with engineers, experienced mistries and skilled labour to manage the agreed construction work.

UNEVEN & SLOPING PLOTS
Have Land Near Raipur or Sahastradhara? Check the Site First.
Some plots towards Dehradun’s foothills are not completely level.
You may need plot cutting to create usable space, or a retaining wall to support soil where required.
But cutting a hill or building a retaining wall without proper planning can create problems for your land and nearby properties.
Water drainage also needs attention, especially during the rainy season.
MSD has confirmed experience with plot cutting and retaining-wall construction in Raipur, Dehradun.
Before deciding on such work, the site should be inspected and the ground conditions checked. Any required retaining wall must be designed for that particular site.

CONSTRUCTION COST
How Much Will It Cost to Build Your House in Dehradun?
This is usually one of the first questions people ask.
But house construction cost is not the same for every plot or building.
A simple family house, a modern villa and a multi-floor building may all need different materials, structural designs and finishing work.
Your budget can depend on:
Total construction area and number of floors
Foundation and structural requirements
Cement, sariya, sand, aggregate and bricks
Labour and site access
Flooring, doors, windows and fittings
Plumbing, electrical work and finishing quality
Know What Is Included in the Estimate
Before starting construction, ask what materials and work are included.
For example, does the estimate cover only the grey structure, or does it also include tiles, paint, plumbing, electrical work and final finishing?
A grey structure generally refers to the main unfinished building, although the exact items included can vary by contractor.
MSD discusses quantities, materials and the agreed work so you can better understand the estimate.
Our access to material wholesalers also gives you options to compare suitable materials and prices with market suppliers.
You can use our House Construction Cost Calculator for an initial idea of your budget. The final cost depends on the actual project.
